All plans have at a minimum: the floor plans, elevations, foundation details, electrical and cross sections.
Floor plans - Contain all the detailed information for each floor of the house. The information provided includes: wall dimensions, window and door sizes, appliance and sink, toilet, bath locations.
Elevations – Has all 4 sides of the house along with any required details showing roof pitch, exterior finishes and accent features.
Foundation details – Most are designed specifically for the original house the plan was created for. Because foundation details vary based on the geography of the site where the house is going to be built, it is recommended that you consult with your builder regarding foundation changes. Often your builder will be able to make the necessary modifications to the foundation during construction without requiring changes to the plans. Some areas of the US require a civil engineer to review and modify the foundation plans. Please check with your local building department regarding these issues.
Electrical details - Contains locations for lights and switches along with interior and exterior outlets. It should be possible to take a walkthrough with your builder and modify the placement or type of lighting if you want to make changes.
Cross Sections - Show at a minimum a section of the wall including foundation.
Some floor plans may include floor and wall framing details, roof framing details, kitchen cabinet elevations, and exterior renderings.
Not included in your plans --
Your local building permit office may require that a licensed architect or engineer provide a “Seal” on the blueprint, prior to them granting a building permit for construction. We strongly recommend that you check with your local building department regarding this requirement before purchasing the plans.

Evaluation Set – Used to review a set of plans, does not contain all the information required to construct the house. May have a stamp “Not for Construction” on it.
Construction Documents (5) – 5 Copies of the house plan containing all the information needed for construction.
Construction Documents (8) – 8 Copies of the house plan containing all the information needed for instruction.
CAD Files – Contain all the information for that plan set in an electronic format that can be edited by your local residential designer or architect. CAD file purchases include a license to modify the plan one time and allows you to make as many copies as necessary for building one house from the plans. Not available on all plans. If you are planning to have a professional modify the plan, this is the best option.
Reproducible Set – A single copy of the plan containing all the information for that plan set, printed on Mylar or vellum. This medium allows for erasing and redrawing lines on the plan. Once your changes have been made, a copyright release is included in the purchase allowing you to make as many copies as needed of the plan.
Mirror Reversed – Mirror image of the home plan with the text appearing in reverse. Only one plan per set is included like this upon request. The purpose is so if you plan to reverse the orientation of the house when you construct it you have a “correct view” to reference.
Mirror Readable – Mirror image of the home plan with all the text appearing readable. All plan files are mirrored when this option is chosen. In some cases this may delay the delivery of the drawings.

The number of plan sets required depends on the requirements of your subdivision and building permit department. I good reference is to choose reproducible set so you may make as many copies as you require. Typically the following people will each need one set:
  1. Home Owner
  2. Builder
  3. Bank
  4. Building Department
  5. Home Owners or Property Owners Association
  6. Electrical Contractor
  7. HVAC Contractor
  8. Plumbing Contractor

Evaluation plans are for review only and do not contain all the necessary information to build the home. The construction documents contain all the information required to construct the house.

The square footage is based on the total heated and cooled area of the house calculated to the outside of the exterior wall framing.

Plans are not engineered or stamped by an architect. If your local building department requires that the plan be reviewed and stamped by an architect you may have to do so at your own expense. This is not a service we can provide for you.
 
Most will, but we cannot guarantee that they will meet code. Some areas have very strict engineering codes. If building in these areas, you may be required to hire an architect, or engineer to analyze and provide additional drawing documentation in order to obtain a building permit.

All plans contain the necessary information to construct the home. Some modification to the foundation drawings and electrical may be required, but it should be within the scope of what your builder can handle. The main exception is that plans may not contain everything required by your local building department to acquire a building permit.

Plans shown on this site are the property of the Designer who created them. Unless otherwise agreed upon, each purchase is a license to build ONE house from the plans. Building a second home from the plans requires that you purchase a license to build the home a second time. Copying plans without a copyright release license is illegal. Some plan purchase options like CAD files and Reproducible plans include a license to copy the plan. If you intend to make any copies you must purchase this option.
 
Try the ADVANCED SEARCH page of the website. The advanced search allows you to locate plans based on a few or many specific search criterion. Its recommended that you start by entering a few search perimeters then adding more until you narrow your search results to as many or as few plan results as you would like.

We can modify most any plan for you. If you prefer to use your local design professional, we can provide CAD files for electronic editing or reproducible masters for hand drawn edits.

The cost for modifying a plan varies depending on the complexity of the work required. Check out our CUSTOMIZE PLAN page for more information regarding this topic.

Most plans were designed for a specific lot type that could be different from the lot you’re wanting to build the home on. We recommend checking with your builder regarding the foundation, if he requests that you order a modified foundation plan, we recommend contacting your local civil engineer to make these changes.

In most cases modifying the exterior of the house is something that the builder can do during the construction phase. If your Property Owners Association requires that you submit exterior elevations with your site plan, you may have to request changes to be made to the exterior. We can make the modifications for you, just follow our guide on our CUSTOMIZE PLAN  page or you can hire your local professional to make the changes.

Plans typically ship within 24-48 hours. If you have requested a special feature like mirrored readable, it may take up to 72 hours before your plans ship. You may check the status of your order at anytime by logging into YOUR ACCOUNT. Order history along with current order status is displayed in this area.

You have several options for shipping at the time you purchase your plans. Express shipping will reach you within 1-2 days, Priority within 3-4 days and Ground within 5-7 days.

If you would like to review the plans before purchasing them, select the evaluation copy. These plans don’t contain everything you need to build the house, but they include all the elevations and a floor plan with limited dimensions.

Copying plans without a copyright release license is illegal. Some plan purchase options like CAD Files and Reproducible plans include a license to copy the plans. If you intend to make any copies, you must purchase this option.

Unless otherwise agreed upon, each purchase is a license to build ONE house from the plan. Building a second home from the plans requires that you purchase a license to build the home a second time.

If you find one of the plans on our site at a competitor’s site for a lower price, we will sell you the plan on our site for 5% less than the competitors published price. Please review our Low Price Guarantee requirements.

Some plans have unlimited build licenses. Look in the features section of the more details page to find if unlimited build licenses are displayed.
 
It is not possible to purchase an evaluation set and make changes. If you plan on making changes to the plan, purchase either a reproducible set or CAD files.

If you call back within 60 days of placing your order, you may order and additional sets of plans.

With some plans we can email you a copy of the rear elevation of the house. This is not available on every plan. Call us to find out.

Plans cannot be returned; they are printed specifically for each order. All sales are final.

When you log into your account, click on the “My Account” button located at the top right side of the page. Your dashboard will open then, click on the Favorite Plans tab. Any plan you have saved as a favorite will then appear under the dashboard.
